More density is heading for the south side.

National housing developer The NRP Group and the Brooks Development Authority broke ground on a mixed-use complex on the southeast side Wednesday. The $78 million project includes a 349-unit market-rate apartment community dubbed The Artana and a retail center on the northwest side of the Loop 410 and Interstate 37 interchange. Announced as “Project Yeager” in November 2023, preliminary work was completed this past December.

The NRP Group’s Senior Vice President of Development Jason Arechiga told the Business Journal that every economic indicator points to the south side as the next housing hot spot.

“There’s really going to be that demand for all kinds of housing opportunity, everywhere from affordable to top-end market rate to single-family rentals” Arechiga said in an interview ahead of the groundbreaking. “Brooks is one of the anchor points of the south side, and especially the southeast side. The fact that they’ve chosen to pursue a lot of mixed-use opportunities really opened the door for a lot of folks moving down there.”
