353-Unit Lucia at Brooks Expands Housing Options on the Southside
The NRP Group and Brooks celebrated the groundbreaking for Lucia at Brooks, a new $72 million, 353-unit apartment community adjacent to Brooks on San Antonio’s Southside, aimed at meeting growing housing demand in one of the city’s fastest-developing areas.

Located at 9501 SE Loop 410 in the Brooks region, the three- and four-story Lucia at Brooks will offer one-, two-, and three-bedroom floor plans with upscale in-unit features. Planned amenities will include a luxury pool, business center and a dog park. The mixed-use community is in close proximity to hiking and biking trails along the Mission Reach. Lucia at Brooks will also include five acres of retail space soon to be developed. Lucia at Brooks is the fourth multifamily housing community developed as part of the partnership between Brooks and The NRP Group.
“I am proud to introduce our fourth multifamily development in partnership with the Brooks Development Authority, a valued partner, and to reaffirm our strong commitment to the continued growth of the Southside of San Antonio,” said Jason Arechiga, Senior Vice President of Development at NRP Group. “As our city has expanded significantly to the north and west, we believe the Southside represents one of the greatest opportunities for responsible development that brings meaningful mixed-use investment and long-term value to the community.”

“Breaking ground on Lucia at Brooks is a powerful example of what’s possible when long‑term vision and trusted partnerships come together,” said Leo Gomez, President and CEO of Brooks. “NRP has been a key partner since delivering the very first market‑rate multifamily community at Brooks nearly 15 years ago. This development supports our long‑term vision of Brooks as a holistic place to live, work, learn, play, stay, and heal in one connected place.”

The design incorporates architectural elements inspired by San Antonio’s Spanish colonial heritage and the nearby missions, blended with contemporary finishes. Situated near the Mission Trailhead and partially within the Mission Historic District, the project received approval from the city’s Historic and Design Review Commission in 2024.
Lucia at Brooks is slated for completion in 2027.
