Vertical construction kicked off on a major development on the Brooks campus, known as WatersEdge I & II. The milestone real estate project will bring two, Class A commercial office buildings to San Antonio’s South Side for the first time in the city’s history. This is the project’s latest milestone since breaking ground in August 2022 across from Mission Trail Baptist Hospital.
“It has long been a vision of the Brooks team to bring top-of-the-line office space and high-paying jobs to our community,” said Leo Gomez, Brooks President & CEO. “With the continued partnership of Dallas-based financing partners, Preston Hollow Community Capital, that vision is coming to life this year.”
This month, the walls of the first of two buildings were put into place. When completed later this year, WatersEdge I & II will include two, four-story buildings offering 200,000-square-feet of premium office space. Class A building designation signifies high-quality accommodations for businesses and tenants. Amenities for WatersEdge will include spacious balconies overlooking a pond, the addition of nearly 200 shade-trees, outdoor gathering areas, 1,100 parking spaces, and more.
The WatersEdge project was designed as a low impact development, meaning the beauty has a purpose. The pond provides pervious square footage to offset the impervious parking lot; long grassy plants will absorb water and provide a focal point for the exterior gathering spaces. Additional shade-trees planted across the complex aid in cleaning the air, while providing comfort.
The complex preparatory process of transitioning from horizontal to vertical construction requires the assembly of a more than 200-ton crane, which arrived at the construction site in pieces via 10 semi-trailer truck deliveries. Nineteen massive panels will frame the first building, which is slated for completion this summer and tenant move-ins by September.
Construction of the second building is underway and slated for completion in the fall. By the end of 2023, both buildings will be ready for tenants to move in . The WatersEdge project will bring new opportunities to the city’s growing southern region by creating space for companies to call San Antonio home, and supporting the community with dynamic job opportunities.
