Four-story, 100,000 SF building includes green and sustainable features
More momentum is building on the Brooks campus and construction is underway on a new “Class A” office building, WatersEdge I. Preston Hollow Community Capital and Cambridge Development Group LLC have teamed up again to bring a high-end addition to Brooks in two new 100,000 square feet office buildings overlooking a dramatically landscaped pond. They have assembled the best-in-class team comprised of Pape-Dawson Engineers as the civil engineers, Harvey Cleary Builders the General Contractor, and Power Brown as the architect.

WatersEdge I is a four-story office building with scenic views of ponds, several sustainable features like the use of local San Antonio limestone throughout the building to help reduces transportation pollution and a food truck park. Located nearby Mission Trail Baptist Hospital and DPT Laboratories, this building is the first of a greater office park.
“It’s a risk to take on a project that’s the first of its kind, but thanks to the continued partnership with the team at Preston Hollow Community Capital we’ve been successful in adding hundreds of quality jobs for the Brooks community,” said Brooks Board Chairman Jim Campbell. “Today, we’re home to more than 50 businesses ranging from medical to manufacturing industries, and soon, we will be adding high-paying, commercial office jobs to the list.”
The nearly 40-member team of Brooks Development Authority will be moving their operations to WatersEdge I. Transwestern is the real estate broker for both WatersEdge I and II, totaling 200,000 square-feet of leasable office space.
In addition, The WatersEdge complex includes on-site bike racks to encourage green transportation for nearby residents. Located less than 1 mile away is the VIA Brooks Transit Center providing seven bus lines including a Prímo 102 route.

WatersEdge I is projected to be completed in Summer of 2023.

- Arroyos meandering across the grounds will provide a visual benefit as well as keeping storm water runoff on site and reducing the amount entering the city’s storm water system; Storm water will also be reclaimed and used for site irrigation
Today, more than 500 single-family homes are underway at Brooks to include for sale and for rent options. Recent developments include the completion of La Gloria restaurant, a trail extension from The Greenline park to the mission reach, and three roads enhancing connectivity for the growing community.
