The first Opportunity Zone investment in Texas broke ground in April 2020 at Brooks on San Antonio’s South Side. DPR Investments is developing a 1,300-acre mixed-use climate-controlled self-storage facility and flex space for small businesses on the 9.4-acre property it bought last January on the eastern portion of Brooks along City Base Landing.

Inner Circle Road Extension

Project Description


District 3 Councilmember Viagran championed this voter-approved $3M project to help address the connectivity needs of its campus and community, beginning its second road extension project of the 2020 calendar year. The project will extend Inner Circle Road from its current endpoint at Louis Bauer Drive to Research Plaza, creating a half circle loop in the heart of the growing campus.

The extension will feature a three-lane roadway with bike lanes, curb and sidewalks. The project will also feature utility improvements including the construction of water main, sewer main, recycled water main, underground electric conduit, underground duct bank and CPS gas lines. Low impact development (LID) features will also be added along the roadway to improve drainage, as well as a variety of landscaping features.

South New Braunfels & Lyster Road Extension

Project Description


A new project aimed at improving connectivity and mobility on and around the rapidly-growing Brooks campus is underway. A voter-approved 2017 Bond initiative, the project will extend Lyster Road from Aviation Landing to South New Braunfels. In addition to the extension, road improvements will include: two lanes in both directions with a center turn lane, sidewalks, bike lanes, drainage improvements, as well as landscape features with more than 160 trees.

The Greenline Extension

Project Description


Project Description: Brooks will soon connect directly to the San Antonio River Mission Reach. Construction is currently underway on an extension of The Greenline linear park to more than 15 miles of walking, jogging and biking trails stretching from the historic missions through downtown and The Pearl and up to Brackenridge Park.

Located at the southern end of The Greenline, the extension will be approximately 1,200-feet long, connecting to existing walking trails along the San Antonio River at Mission Reach. The extension will feature a 10-foot wide mixed-use pathway, a 43-foot long tunnel underneath the Union Pacific Railroad line, landscaping, drainage structures, and shaded congregation areas.

Southlake at Brooks

Project Description


Single-family, for-sale housing will be the next addition to the rapidly-growing Brooks campus. San Antonio-based developer, Terramark Urban Homes, purchased nearly five acres of land adjacent to The Greenline linear park for the development of a new housing community consisting of 60 single-family homes.

Southlake will be the first for-sale housing development at Brooks. The single-family development aims to allow current Southside residents and first-time home buyers the opportunity to remain on the Southside and realize their dreams of homeownership, while also attracting new residents to the area from throughout the region.
